Terms and Conditions - Mantra 1 Residences By Burgundy
By accessing or purchasing a unit at Mantra 1 Residences By Burgundy, you agree to comply with and be bound by the following terms and conditions. These terms apply to all buyers and investors associated with the project.
1. Booking and Payment
- The booking of units at Mantra 1 Residences By Burgundy is subject to availability and on a first-come, first-served basis.
- A booking will be confirmed only upon receipt of the booking amount as per the payment plan specified by Mantra Properties.
- Any default in payments as per the schedule may result in cancellation of the booking, with applicable charges or forfeiture of amounts as outlined in the agreement.
2. Pricing and Offers
- All prices mentioned are subject to change without prior notice. The developer reserves the right to modify the pricing structure based on market conditions and other factors.
- Offers, discounts, or promotions, including spot booking rewards, are time-sensitive and subject to terms specified during the offer period. The validity of these offers may be limited and cannot be combined with other schemes.
- Prices mentioned are inclusive of taxes, registration, and stamp duty charges unless otherwise stated.
3. Unit Allocation and Possession
- The allocation of units will be at the developer’s discretion. Any specific requests regarding unit preferences will be accommodated based on availability but are not guaranteed.
- The possession of units will be provided as per the completion schedule mentioned in the agreement. Any delays due to unforeseen circumstances (such as government approvals, force majeure, etc.) may impact the handover date, and the developer will not be held liable for such delays.
4. Cancellation and Refund Policy
- Any cancellation request must be made in writing and will be subject to the terms and conditions stated in the sale agreement.
- Cancellation before signing the agreement may result in a refund of the booking amount, subject to a deduction of administrative charges.
- If cancellation occurs after signing the agreement, the developer reserves the right to retain a portion of the paid amount as per the agreed terms.
5. Amendments to Project Layout/Plans
- The developer reserves the right to make alterations or modifications to the project layout, building plans, specifications, amenities, or features as may be required by statutory authorities or for other reasons without prior notice.
- Any changes made will be within the permissible limits and as per RERA guidelines.
6. Legal Compliance
The project is RERA registered (MahaRERA No.: P52100066482). Buyers are encouraged to access all relevant RERA-approved project details, including the agreement terms, via the RERA website or QR code provided. All transactions will be governed by the laws of the state of Maharashtra, and any disputes or legal matters shall be subject to the jurisdiction of courts in Pune.
7. Usage of Amenities
The usage of amenities provided in the project, such as the private theatre, spa, sports facilities, and banquet hall, is subject to the rules and regulations set by the management. Access to certain amenities may be restricted based on membership, booking, or community guidelines.
8. Maintenance Charges
Post-possession, residents will be responsible for paying maintenance charges as per the terms set by the society or management authority. These charges will cover the upkeep of common areas and amenities. The developer will not be responsible for any maintenance-related issues post-handover of the units.
9. Third-Party Services
Mantra Properties may engage third-party contractors for services such as facility management, security, and property maintenance. The developer will not be liable for any acts, omissions, or negligence on the part of such third-party service providers.
10. Intellectual Property
All branding, designs, brochures, logos, and related materials are the intellectual property of Mantra Properties. Any unauthorized use of these materials is prohibited.
By proceeding with the booking and purchase, buyers acknowledge that they have read and agree to the terms and conditions outlined herein.
